POTENTIAL PROCESSING FEE DETAIL:

This permit/review process may be subject to Project Management.

These are permits for new construction for commercial use buildings, which would include retail, office and service related buildings.

Not all fees are reflected in this estimate. These may include:

  • Traffic Mitigation Payment System Fees (reference DDES Bulletin 47 for additional information). This fee includes the fee based on location or jurisdiction and an administrative fee.
  • Fire sprinkler/Alarm/Monitoring permits are generally bidder design and permit fees are dependent on the type and amount of devices/equipment installed.
  • Mechanical or HVAC systems are often bidder design – samples of these fees may be found under the Fee Listing Commercial Mechanical.
  • Separate Grading review – samples of these fees may be found under the Fee Listing Grading.
  • Site inspection fees are applicable where there is new construction that adds parking, drainage or water quality systems or road improvements – samples of these fees may be found under the Fee Listing Land Use Inspections, Infrastructure Inspections
  • Health Department review fees are applicable for commercial establishments and food service or handing establishments.
  • SEPA processing fees if an appeal is filed.

Even though sample fees are given for critical areas, site engineering/drainage and SEPA review it is important to note that these fees may vary dramatically depending on the specific site.

  • Example A - A 2,000 square foot office building of light woodframe construction (IBC construction type VB) with a valuation of $218,940 is proposed. The site has no critical areas, does not trigger SEPA review but will need review for traffic, drainage, zoning, landscaping and parking.
  • Example B - A 37,000 square foot warehouse (IBC construction type III B) is proposed with a valuation of $2,394,270. The site has some critical areas, requires SEPA, drainage, traffic, landscaping, parking and zoning review.
  • Example C - A grocery store of 65,000 square feet (IBC construction type III B) is proposed with a valuation of $6,051,500. This site has extensive critical areas, and would require SEPA, drainage, traffic, landscaping, parking and zoning review.
Total building permit fees are established according to a matrix of industry standards and King County Code (KCC). They vary according to factors which are reviewed at the time of application submittal. Application fees are a subset of total permits fees which are determined by a combination of KCC and department financial policies. Variables influencing the application fee include, but are not limited to:
- Size of proposed building
- Construction type (e.g. wood, masonry, etc.)
- Intended use (e.g. residential, commercial, etc.)
- Type of reviews required (e.g. drainage, critical areas, etc.)
